The client was supposed to pay off their current 3.74% mortgage on January 31st, but their original mortgage anniversary date was February 1st. Identifying his anniversary by his current mortgage and structuring the purchase to close one payment period after it allowed us to do a lump sum payment before the anniversary and after the anniversary date. Totaling a 30% reduction on their mortgage, thus reducing their penalty by 30%.
