Property Type Matters More Than You Think
When you start shopping for a home in the Fraser Valley, you quickly notice the range of options: condos in Abbotsford starting under $400,000, townhouses in Langley around $700,000, and detached homes in Chilliwack that might still be within reach. What many buyers do not realize is that the type of property you choose directly affects your mortgage terms, qualification, and costs.
Lenders do not treat all properties equally. The rules change depending on whether you are buying a condo, a townhouse, or a detached home, and understanding these differences before you start shopping can save you from surprises.
Condos: Extra Scrutiny From Lenders
Condos are the most affordable entry point in many Fraser Valley communities, but they come with additional mortgage requirements that other property types do not face.
Lenders evaluate the condo corporation itself, not just your financial profile. They review the strata’s financial health, reserve fund, insurance coverage, and any pending special assessments. If the strata has issues, you could be declined for a mortgage even if your personal finances are strong.
Most lenders require that the building have adequate insurance coverage, that the reserve fund meets a minimum threshold, and that no more than a certain percentage of units are rented out. Buildings with a high rental ratio or insufficient reserves can be flagged as non-financeable.
Condo fees also affect your qualification. Lenders include 50% of your monthly strata fees in your debt ratios. If your condo fees are $400 per month, that adds $200 to your monthly obligations in the lender’s calculation. High condo fees can significantly reduce how much you qualify for.
Townhouses: The Middle Ground
Townhouses typically face less scrutiny than condos but still have strata requirements in most cases. A strata townhouse complex will undergo similar condo corporation reviews, though townhouse stratas tend to have fewer issues with rental ratios and reserve funds.
Freehold townhouses, which exist without a strata corporation, are treated more like detached homes by lenders. You do not have strata fees eating into your debt ratios, and there is no condo corporation to evaluate. However, freehold townhouses are less common in the Fraser Valley.
Townhouse strata fees are generally lower than condo fees, which means less impact on your qualification. Fees of $200 to $300 per month are typical, compared to $300 to $500 or more for condos.
Detached Homes: Simplest Qualification
From a mortgage perspective, detached homes are the simplest property type. There is no strata to evaluate, no condo fees to factor into debt ratios, and no building-level insurance requirements beyond your own home insurance.
The challenge with detached homes is simply price. In the Fraser Valley, detached homes carry the highest price tags, which means you need a larger down payment and higher income to qualify. A detached home in Mission might be $750,000 while a comparable condo is $400,000.
Lenders also consider the condition and location of detached homes more carefully. Rural properties, homes on large acreages, or properties with unique features like hobby farms may require specialized lenders or face higher down payment requirements.
How Property Type Affects Your Rate
For standard residential properties, mortgage rates are generally the same regardless of property type. A condo, townhouse, and detached home in the same price range will typically qualify for the same interest rate.
The exception is when the property falls outside standard lending criteria. A condo in a building that only certain lenders will finance may have a slightly higher rate because you have fewer lenders competing for your business. Similarly, a rural detached property might see rate premiums if it requires a specialized lender.
Mortgage default insurance premiums from CMHC, Sagen, or Canada Guaranty are the same across property types. Whether you buy a condo or a detached home, the insurance premium is based on your loan-to-value ratio, not the type of property.
Down Payment Considerations
The minimum down payment in Canada is 5% for properties up to $500,000 and 10% on the portion between $500,000 and $1,499,999. This applies equally to condos, townhouses, and detached homes.
However, property type indirectly affects how much you need. Because condos are typically less expensive, you can enter the market with a smaller absolute dollar amount. A 5% down payment on a $400,000 condo is $20,000, while 5% on a $750,000 detached home is $37,500.
Some lenders have minimum down payment requirements that exceed the legal minimum for certain property types. A few lenders require 10% or more for condos in specific buildings or areas. Working with a mortgage broker helps you find lenders with the most favorable terms for your chosen property type.
Insurance and Appraisal Differences
Condo buyers benefit from the building’s master insurance policy, which covers the structure. You only need to insure your unit’s contents and improvements, plus liability. This is typically less expensive than insuring a detached home.
Detached home buyers need comprehensive home insurance covering the full replacement cost of the structure. In the Fraser Valley, insuring a detached home can cost significantly more, especially if the home is older or in a flood-prone area.
Appraisals work differently too. Condo appraisals compare your unit to recent sales of similar units in the same building or comparable buildings. Detached home appraisals consider the land value separately from the building value, and comparable sales may be less straightforward.
